Most people buying or owning a home spend a lot of time thinking about what they can see — the kitchen counters, the roof condition, the size of the backyard. What they almost never think about is the maze of pipes tucked behind drywall, running beneath concrete slabs, and snaking through crawl spaces. That's exactly why plumbing failures catch so many homeowners completely off guard.

And when they hit, they hit hard. Water damage claims average around $11,000 per incident, but a full-scale pipe failure in an older home — the kind that soaks subfloors, destroys drywall, and breeds mold — can push well past $40,000 once you account for remediation, structural repairs, and the plumbing replacement itself. The worst part? Most of these disasters don't happen overnight. They're years in the making, developing slowly inside pipe materials that were never built to last.

The Usual Suspects: Pipe Materials That Age Badly

Not all plumbing is created equal, and the material running through your walls has a massive impact on how long your system can be trusted.

Galvanized steel was the go-to choice for residential plumbing from roughly the 1880s through the 1960s. These pipes were coated in zinc to resist rust — a good idea in theory, but one that breaks down over time. As the zinc erodes, iron deposits build up on the interior walls, restricting water flow and creating the conditions for pinhole leaks and full-blown ruptures. Homes with galvanized pipes often show early signs through discolored water (that orange-brown tint isn't just unappealing — it's rust), low water pressure, and visible corrosion around joints and fittings. If your home was built before 1970 and hasn't had a plumbing overhaul, there's a real chance galvanized steel is still in play.

Polybutylene is arguably the most notorious plumbing material in American residential history. Installed widely between 1978 and 1995 — particularly in Sun Belt states like Georgia, Texas, Florida, and the Carolinas — poly-b was cheap, flexible, and easy to work with. It was also a slow-motion disaster. The material reacts poorly to chlorine and other oxidants found in municipal water supplies, causing it to become brittle and flake from the inside out. There were class-action settlements, widespread insurance exclusions, and millions of homes left with a ticking clock in their walls. You can often identify it by its gray color (though it also came in blue and black) and the distinctive aluminum or plastic crimp fittings at joints. If you see it, treat it as an urgent problem, not a future concern.

Lead pipes deserve a mention even though they're less common in full plumbing systems. They're more frequently found in service lines — the pipes connecting a home to the municipal water main — particularly in homes built before 1986. Lead contamination is a health issue first and a plumbing issue second, but it's part of the same conversation about aging infrastructure that can blindside buyers.

Orangeburg pipe shows up less often in interior plumbing but frequently in sewer lines of homes built between the 1940s and 1970s. Made from layers of wood pulp and pitch, it was a wartime substitute for cast iron and was never meant to last more than 50 years. Many of those pipes are now decades past their useful life, and when they fail, the resulting sewer backup is both expensive and deeply unpleasant.

Why Inspections Often Miss the Problem

Here's the frustrating reality: a standard home inspection is largely a visual exercise. Inspectors can check accessible pipe sections, note visible corrosion, and flag obvious red flags — but they can't see inside your walls. They can run water and check pressure, but moderately deteriorated galvanized pipes can pass those basic tests right up until the moment they don't.

Polybutylene is especially tricky because it can look perfectly fine on the outside while the interior is already compromised. Inspectors may note its presence and recommend further evaluation, but that recommendation can get lost in a stack of paperwork during a fast-moving closing process.

If you're buying an older home — particularly anything built before 1990 — it's worth hiring a licensed plumber to do a dedicated plumbing inspection separate from the general home inspection. For sewer lines specifically, a camera inspection (typically $150–$350) can reveal collapsed Orangeburg or tree root intrusion that no visual check would ever catch. That's a small investment compared to the alternative.

What Insurance Companies Already Know

Insurance carriers have been paying out water damage claims long enough to understand which plumbing materials drive the most losses. Many insurers now ask directly about pipe materials during the underwriting process, and some will flat-out decline coverage — or exclude water damage from your policy — if polybutylene is present. Others will issue coverage but flag the system for required replacement within a set timeframe.

This matters for buyers because it affects insurability, which affects mortgage approval. It also matters for current homeowners who may not realize their existing policy has exclusions buried in the fine print. If your home has poly-b and you've never specifically asked your insurer about coverage, it's worth making that call before you need to file a claim and discover the answer the hard way.

What Replacement Actually Costs — and How to Think About Timing

Full replumbing of a single-family home typically runs between $4,000 and $15,000 depending on home size, pipe material being installed, accessibility, and regional labor rates. Copper remains the gold standard for longevity — a properly installed copper system can last 50 to 70 years — but PEX (cross-linked polyethylene) has become the dominant choice for most residential repipes. It's flexible, resistant to freezing, easier to install in tight spaces, and generally less expensive than copper while still offering excellent durability.

Timing matters here. Replacing pipes proactively — before a failure — is almost always cheaper than doing it after water has already done damage. If you're in a home with galvanized steel that's showing pressure issues or discolored water, waiting isn't saving you money. It's just shifting the cost into the future while adding the risk of water damage on top of the plumbing bill.

For buyers negotiating on a home with known plumbing issues, use real replacement estimates — not ballpark guesses — as leverage. A $7,000 replumbing job is a legitimate reason to ask for a price reduction or seller credit. Don't let a seller wave it off as a minor concern.

The Bottom Line for Both Buyers and Owners

Plumbing isn't glamorous. Nobody puts it on their renovation mood board or brags about it at the neighborhood cookout. But it's one of the few home systems where ignoring the warning signs can genuinely wipe out your savings in a single afternoon.

If you're buying, make pipe materials part of your due diligence conversation — not an afterthought. If you're already in a home with aging infrastructure, get a professional assessment and understand what you're working with. The cost of knowing is almost always less than the cost of finding out the hard way.
